Power flush cost by home size and radiators

Checkatrade’s power flush cost guide gives the UK averages below, in a table last updated in June 2026. The prices exclude VAT, and each home in the table comes with its number of radiators.

Bedrooms alone do not set the price. At every size in Checkatrade’s figures, a house has more radiators than a flat with the same number of bedrooms and costs more to flush, by £100 at 2 and 3 bedrooms and by £200 at 4. A 3-bedroom flat with 8 radiators averages £450, the same as a 2-bedroom house with 6, so count the radiators in every room before you compare quotes.

The price does not rise in step with the radiators, though. Divided by its radiator count, the £350 average for a 2-bedroom flat in the same table works out at £87.50 a radiator, while the £800 average for a 4-bedroom house with 15 radiators works out at about £53, both excluding VAT.

How long a power flush takes

A power flush takes 1 day in a flat or house of up to 3 bedrooms, and 1 to 2 days in a 4-bedroom flat or house, in Checkatrade’s table. Those 4-bedroom homes are the only ones that can run to a second day, and they carry the two highest averages, £600 and £800 excluding VAT.

Checkatrade says engineers charge around £50 an hour, so ask each engineer how many days they expect the job to take.

Signs you need a power flush

Sludge and rust build up in a heating system over time and can block the flow of hot water, Checkatrade’s power flush guide says. The same guide lists the signs that a system needs flushing as cold spots on radiators, rattling sounds from the boiler and dirty water.

Check each radiator for cold spots with the heating on, and count the radiators as you go, since the count moves the price.

Magnetic filter cost after a power flush

Some engineers recommend fitting a magnetic filter once a system has been flushed, Checkatrade’s power flush guide says. Checkatrade’s new boiler cost guide prices a filter at £60 to £160 to supply and £50 to £150 to fit, which comes to £110 to £310 supplied and fitted.

Power flush before a new boiler

Checkatrade’s new boiler cost guide prices a powerflush before a new boiler at around £1,000, including VAT, as an extra on top of the boiler and its installation. The averages in the table above exclude VAT, so that price and the table are on different bases.

Fitting a new gas boiler is a job for a Gas Safe registered engineer, because HSE says anyone employed to work on gas appliances in a home must be Gas Safe registered and competent in that area of gas work. The areas each engineer is competent in are marked on the back of their Gas Safe Register ID card.

For the boiler itself, among the Nottingham heating firms compared on their accreditations, Warm For Life in Beeston is a Worcester Bosch Accredited Installer, Fahrenheit Plumbing & Heating in Beeston is both a Worcester Bosch and a Baxi accredited installer, and MB Plumbing & Heating in Arnold is a Vaillant Advance installer.

Once the new boiler is in, Checkatrade advises booking a boiler service once every 12 months, and says annual servicing may be required to keep the manufacturer’s warranty valid.
